Where This Actually Stands

This page describes a vertical Troika is designing, driven by conversations with a Regional Manager running a real multifamily portfolio on Yardi. It is not a live product — nothing described below can be signed up for today. Your stack is fragmented, not weak

Yardi runs your core system of record. Nurture Boss (or something like it) handles prospect and resident messaging. Neither one owns the full journey — lead to tour to lease to renewal to move-out — so nothing tells the whole story in one place.

Messaging isn't the same as orchestration

Automated texts and emails are common now. What's missing is the operational layer underneath — the tasks, the SLA escalations, the cross-system updates that actually move a lead through the funnel or catch a resident before they leave.

Attribution is split across tools

Knowing which source actually produced a signed lease — and which one produced a renewal — usually means reconciling two different platforms' idea of the truth, by hand.

Admin panels are opaque by design

When a prospect or resident asks why they got a particular message, most PMS automation can't give a straight answer. The logic lives in a vendor's black box, not somewhere your team can read and edit it.

Where This Came From

This vertical isn’t a market-research guess — it’s shaped by conversations with a property-management operator on Yardi today, describing what his own team actually needs versus what the existing tools give him. Troika’s Automation Hub already runs this same pattern — event triggers, branching workflows, cross-system updates — for ministry operations; this is that same engine, aimed at a different world.
